This semi-detached Victorian Villa was run down and occupied by a number of bed sits, with numerous unstable additions that have been made over the past 100 years.

The client’s brief was to create a family home that achieves a high level of environmental performance and enhances the heritage and character of the original building. This was achieved by refurbishing and integrating modern technology into the existing building, and extending the house to the side and rear.


Completion is set for summer 2020.

WORKKS. lead a large multi-disciplinary team through the initial concept stages, planning, detailed design and construction of this comprehensive refurbishment and extension project. As the site occupies a prominent position in a Conservation Area there were a number of obstacles and negotiations with the local planning department. We successfully secured planning permission for the necessary changes to the Victorian building to bring it up to the required high level of environmental performance, and to create the additional space the client required.

At the ground floor much of the rear of the house was removed and supported by new large span structures to create views from every room to the large rear garden. A new open plan library, kitchen and dining room occupy one side of the building, and a large sitting room, golf simulator room and study are on the other side of the hallway. The first floor was&#38;nbsp; refurbished and extended to create a new family bathroom, master bedroom with ensuite and two other bedrooms. At the second floor the roof space was extended to create two guest bedrooms and bathroom, as well as space for the high performance heat recovery ventilation system and hot water services. In the basement a utility room, WC and plant room house essential facilities and services for the house.

The exterior envelope including windows has been substantially upgraded including integrating the latest glazing technology within the traditional timber sash windows to support the wider ventilation and cooling strategy for the building. The roof, intermediate floors and new walls have been insulated with a high performance spray-applied foam insulation that hugely increases the thermal and acoustic performance of the house.

There are a number of technologies that were discretely integrated into the Victorian building including a hidden ceiling speakers connected to a house-wide audio system, air filtering and cooling, secure data network, CCTV network, smart lighting controls, smart fire and security alarms and web connected central and underfloor heating.

This Edwardian semi-detached house could have been up for the ‘Least Loved in London’ award before we got our hands on it in 2018. The house sits in the centre of the lovely Brockwell Park Conservation Area in south London.

We produced designs and obtained planning permission for a comprehensive heritage-lead refurbishment of the original building, as well as a large extension to the rear of the house. The purpose of the extension was to create a large new living space and kitchen, but also to open up access directly to the garden, and bring sunlight deep into the existing building. The work creates views from the front door straight through the house to the rear garden.

Much of the work was to remove the many poor quality additions that had been made to the house at the rear, and within the original rooms. Wherever possible, the period features of cornices, fireplaces, architraves and windows were retained and refurbished. The new extension is constructed from reclaimed, yellow London stock bricks to closely match that of the original house. However, the new is clearly delineated from old by the high-profile coping stones and soldier course of brick. The new highly efficient folding doors and windows provide huge amounts of light, but also uninterrupted views and access to the southerly garden.

Cleeve Howe is a house that must have one of the best views in England. The building was originally a Victorian hunting lodge, set above Windermere village with views across Lake Windermere to the Langdales and beyond. The house is set within the Windermere Conservation area and has landscaped gardens designed by the famous garden designer Thomas Mawson.

WORKKS. have overseen an extensive refurbishment of the house to modernise key spaces and make the most of the prominent location. We don’t want to reduce our role to nothing, but essentially bedrooms, bathrooms, living room, kitchen, pantry, all now have the same view of Windermere and the mountains to the north.

The main part of the house has been refurbished and extended, with particular attention given to reinstating historic features such as the moulded plaster ceilings and stone window frames. A new open plan kitchen connects the lounge through to a new timber framed extension that provides uninterrupted views of the garden, lake and fells. The less grand, and historic servants quarters, part of the house has planning permission to be extended and reconfigured to open up the cramped rooms to create an open plan hallway that connects the kitchen to the dining room, bringing in natural light and providing views from the whole of the ground floor. The huge roof spaces have been extended into to provide additional bedrooms.


Originally a large cast iron greenhouse sat at the centre of the garden, which had fallen into ruin long before the clients moved to the house. The original parapet walls and tiled floors remained. A new lightweight aluminium greenhouse has been erected on the original site.

As part of Built Works we are a part of the international design competition to design the British Pavilions exhibition for the 2020 Venice Architecture Biennale. Due to the Covid-19 pandemic the Biennale has been moved to 2021.


Unscene Architecture put together a team of designers, including Built Works, to design the exhibition around the theme of privatisation of public spaces. The other designers are:

In summer 2018 the ceramics studio Common Objects and WORKKS. collaborated to create a makers’ space and shop in Windermere, Cumbria.

The space occupied an extremely old, and extremely unloved, coal and animal store under The Elleray Pub &#38;amp; Hotel in the centre of the village. WORKKS. designed and installed bespoke metal work, jesmonite shelving and surfaces for display, and for the coffee bar. Rinaldo’s of Cumbria installed some special coffee machinery and coffee and we were off. The shop opened for two weeks in August, displaying and selling crafts and produce by makers from across the country, with a focus on those from the North West.

The 17th Century house at Church Farm almost came to an end in 2018 when a fire all but destroyed the most historic east wing. Shortly afterwards WORKKS. were appointed to oversee and design the extensive repairs and renovation of the house.

The house has evolved over the last 300 years around a courtyard. The north wing followed a hundred or so years after the east wing, and then the west wing was constructed relatively recently in 1998. The west wing was built by the family who also oversaw the recent fire (it should be on the record that this happened while the parents were not at home). The west wing served the young family well as a large, open and double height space, but since the children had left home and started their own families, this space has felt a little large when the hoards aren’t in residence. The fire represented an opportunity to remodel the smaller scale east wing for the evolving family.

The west wing will continue to serve the family well when children and grandchildren are home for holidays and important family dates. While the east wing will cater for the everyday of the grandparents. What was left of the east wing was refurbished to become a boot room, and downstairs WC with a washing station for the dogs. A large utility room and pantry connects through a hidden door to a new modern kitchen, with a display area for the owners glass collection. A large new sitting and living areas fills out the rest of the original plan, with new glazed doors onto the sunny courtyard, new windows looking out to the paddocks to the east. The scheme grew to include a glazed orangery and dining room, bringing house amounts of sunlight into the original building, and uninterrupted views out too the garden and fields beyond.

Digital wildlife inhabit all spaces that people are to be found. As with most wildlife; only through observation can the wider ecosystem be understood. Region 1 is an interactive installation first exhibited at Datum Festival in 2017 that demonstrates how responsive and aware the technology that we carry is of our location and activity. Illustrating how we may be communicating with one another, and bodies unknown, without being aware of the ever circling and expanding ripples we may be making by carrying a phone.

The installation consists of an array of illuminated crickets, connected via a wired network on the watch for any inadvertent Bluetooth signals a potential visitor may be giving off. As a visitor enters the clearing, their electromagnetic radiation causes the crickets to respond, frantically rearranging to gather around the intruder and illuminate who has entered. As the visitor becomes aware, they can turn off their devices and wander without being seen. Eventually allowing the crickets to return to their peaceful formations and striations, and the visitor to reflect on existence the very real dimension of themselves that they carry around in their pocket.

The only way is up for this apartment on the Hackney-Islington border; given that it was a top floor flat, and the clients required more space. The apartment was very compact with a bedroom, small bathroom, kitchen and lounged, sitting on a split level of a Victorian terraced house. The brief was to maximise all available space, and to reduce the impact of the noise from the very busy Green Lanes that is only a couple of meters away from the front of the building.

Koshirakura, Japan

	Watermelon Place is the site of a natural spring in the village of Koshirakura, Niigata District, Japan.
Our proposal lifts the reclaimed timber basin to a height for washing and drinking on a pedestal of insitu cast concrete. The outer structure offers villagers and travellers shade and places to rest in the summer, and the basin protection from the heavy snow and ice over the winter.&#38;nbsp;
Watermelon Place was opened by the Mayor of Koshirakura in Summer 2012.
